Inspection checklist
What a residential roof inspection covers.
Home roofs rarely fail for a single reason. Leaks usually show up where two or three small issues meet, so the inspection looks at the roof as a system: surface, flashing, ventilation, and drainage.
- Shingle wear, granule loss, curling, and lifted tabs
- Broken, slipped, or missing tile and underlayment age
- Flashing at chimneys, skylights, valleys, and walls
- Pipe boots, vents, and other roof penetrations
- Attic ventilation balance and signs of trapped moisture
- Gutters, downspouts, and fascia condition
- Flat roof sections over garages, patios, and additions
- Prior repairs and how well they are holding up

Common questions
Residential roof inspection FAQ.
Answers to what owners ask most before booking. Call if your situation needs a different conversation.
How long does a residential roof inspection take?
Most home roof inspections take about 30 to 60 minutes on site, depending on the size, pitch, and material of the roof. Photos and notes are shared after the visit.
Do I need to be home for the inspection?
It helps but is not always required. If you have an active leak or interior stains, being home lets SunCraft check the attic or ceiling area closest to the problem.
Can you inspect a roof for a home I'm buying or selling?
Yes. Buyers, sellers, and real estate agents regularly book inspections to understand roof condition and remaining life before closing.
Will you tell me if my roof doesn't need work?
Yes. If the roof is in good shape, the inspection says so. The goal is an honest read on the roof, not a sales pitch.
Can a leak be repaired without replacing the whole roof?
Often, yes. Many leaks come from flashing, pipe boots, or a single damaged area. The inspection separates targeted repairs from situations where replacement is the better long-term value.
Do you inspect tile roofs?
Yes. Tile roofs often have healthy tiles but aging underlayment underneath. The inspection looks at both so you know whether a repair, a tile relay with new underlayment, or a replacement makes sense.
