Inspection checklist
What a commercial roof inspection covers.
Commercial roofs usually fail at the details, not in the middle of the field. Many commercial buildings also have pitched shingle roofs, often over offices, retail fronts, clinics, and apartment buildings, or combined with a flat section in back. A useful inspection documents every roof surface and every place it is interrupted, so the recommendation is based on the actual roof and not a guess from the parking lot.
- Membrane condition, surface wear, blistering, and shrinkage
- Seams, laps, and welds on TPO, PVC, and modified bitumen
- Drains, scuppers, gutters, and ponding water patterns
- HVAC curbs, pipe penetrations, skylights, and roof hatches
- Parapet walls, coping, edge metal, and terminations
- Prior patches and repair history visible on the roof
- Interior staining and other signs of moisture below
- Shingle wear, granule loss, lifted or missing shingles, and nail pops
- Valleys, ridge vents, and flashing where shingle roofs meet walls or flat sections
- Whether the roof is a candidate for a restoration coating

Good timing
When to schedule a commercial roof inspection.
If any of these sound familiar, it is a good time to have the roof looked at.
Before the rainy season
Clear drains, reseal penetrations, and catch open seams before the first storm.
Active leak or ponding
Trace the actual entry point instead of patching where the water shows up inside.
Buying or refinancing
Know the roof's condition and remaining life before the deal closes.
Budgeting capital work
Plan repair, coating, or replacement costs with real photos behind the numbers.
Insurance or lease requirements
Document roof condition for renewals, claims, or tenant turnover.
Warranty maintenance
Many manufacturer warranties expect routine inspections and maintenance records.

Common questions
Commercial roof inspection FAQ.
Answers to what owners ask most before booking. Call if your situation needs a different conversation.
How often should a commercial roof be inspected?
Most commercial flat roofs should be inspected at least once a year, ideally before the rainy season, and again after major storms. Roofs with heavy HVAC traffic, known drainage issues, or manufacturer warranty requirements often benefit from two inspections a year.
How long does a commercial roof inspection take?
It depends on roof size, access, and the number of drains and penetrations. Many single-building inspections take one to a few hours on site. Larger roofs and multi-building properties take longer, and the documentation follows after the visit.
Do tenants or staff need to be present?
Usually not. SunCraft needs safe roof access, such as a hatch, ladder, or gate code, and a contact person. If there is an active leak inside, access to the affected area helps trace the source.
Can you tell me if my roof qualifies for a coating instead of a replacement?
Yes. Part of the inspection is checking whether the membrane, seams, and insulation are in good enough condition for a silicone restoration coating. If the roof does not qualify, the inspection explains why.
Will I get something I can share with ownership, a board, or an insurer?
Yes. You receive photos, condition notes, and a plain recommendation written so owners, boards, and property managers can follow the reasoning without contractor shorthand.
Do you inspect commercial buildings with shingle roofs?
Yes. Many offices, retail buildings, medical and dental offices, apartment buildings, and HOA properties have pitched asphalt shingle roofs, sometimes alongside a flat roof section. SunCraft inspects shingle, tile, and metal roofs on commercial properties the same way: photos, condition notes, and a clear recommendation for each roof surface.
Do you inspect multiple buildings or a portfolio?
Yes. Let SunCraft know how many buildings and roofs are involved when you book, and the visit can be planned so each roof is documented consistently.
What areas do you cover for commercial roof inspections?
